Building description

The price does include:

*  The documentation:

*  the building project

*  the building license

*  the geological-geotecnical study

*  the ten year - insurance for the foundations and the structure

*  the independent control during the construction (necessary for the insurance)

*  the certificate from the arquitect when the house is finished

* The complete building of the house.

* The complete building of the pool 8 x 4 m.

* Water tank for aprox. 15 m3.

* Electric pump for the housewater (including a small house for the pump).

* "Boardwalk" around the house, aprox. 0,90 m wide, tiled (m2 up to € 7,-- incl. V.A.T.).

* Cesspit (for the sewage) with aprox. 5 m3.

* “Zócalo” with natural stones around the house (aprox. 75 cm high), except in the Porche.

* Foundations as asked in the building project.

* Construction of the house with reinforced concrete pillars, if the building project asks so (in this case there won’t be load carrying walls with 25 cm or just in a part, but there will be an insulation inside the walls).

* Outside revoke with cement.

* Inside revoke in plaster in the ceiling and the walls.

* Painting in white (inside and outside).

* Modern roof tiles (concrete-similar, not arabic style).

* Covered terrace (Porche) with arcs, the floor tiled (m2 up to € 7,-- incl. V.A.T.).

* Pergola with round pillars (reinforced concrete) with concrete beams, the floor tiled (m2 up to € 7,-- incl. V.A.T.).

* All the floor inside the house tiled (m2 up to € 12,-- incl. V.A.T.).

* Walls in bathrooms and kitchen tiled from the bottom to the ceiling (m2 up to € 12,-- incl. V.A.T.).

* Bathroom accesories from ROCA, mod. Victoria in white (in each bathroom: wash-bassin, WC, Bidét [if suff. space], Bathtube or Shower).

* One-hand-levers (chromed) in the bathrooms.


* Sliding Windows in whitefinished Aluminium and glazed doble-door main entrance in Aluminio.

* Iron bars (massive) in all the aluminium windows and -doors.

* Shutters in all the windows, in aluminium.

* Double-glazed windows (4 mm + vacuum + 4 mm).

* Metal-Door to the Storeroom.

* Chimeney with woodburner.

* Inside doors in “provence”-style (can change the colour and the finishing).

* Build-in wardrobes in the Main-Bedroom and in the Floor or in the 2nd Bedroom (with sliding doors).

* Central-Heating and Hot Water by butan-gas.

* Complete electric installation (details discussed with client).

* The area around the house and the pool is covered with gravel (1 lorry).

Of course it is also included:

- The plot.

- The movements of the earth for the foundation and the pool.

- Water right from a private comunity (up to 15 m3 per week), the future consumption will be billed after reading the counter (it is not included the contract itself with the supplier – if neccesary).

- The right to connect to the Electricity Line (220 V / 4,4 kW – it is not included the contract with the supplier).

The price does NOT include:

- Kitchen furniture.

- Contracts with the suppliers for electricity and gas.

- The first filling of the pool.

- 7 % V.A.T. for the declared value of the construction.

- 6 % taxes for the declared value of the plot.

- The costs to get the “escritura” (lawyer, notary, costs of inscription in the registery office etc.).
